First Time Seasonal Renter? Key Points from the Experts.

The time has come and your family is growing and you are thinking about creating a family memory book by renting a home or condo in the mountains for the winter.    Snow-sports like skiing, snowboarding, snowmobiling, keep us active and having fun during the long New England Winters.   If you have yet to rent a seasonal property in the White Mountains of New Hampshire there are some nuances in how to go about it.

In order to help you understand the process below are a few key points;

  • The standard for a winter seasonal rental is typically for a 6 month period (184 days) rental and runs from November 1 to May 4 . A lease is required.
  • Anything less than 184 days is considered vacation status (we have a program for that) and subject to the NH 9% rooms and meals tax.
  • Utilities (heat and electric) are most often paid by the tenant.
  • The landlord typically pays for snowplowing, basic cable television and internet.
  • Tenants are required to pay initial one month’s rent deposit, security deposit and departure cleaning fee (nonrefundable).
  • Pet Friendly homes often require additional payment/paperwork.
  • Tenants must have a renters’ insurance policy on the rental home.
  • Tenants are subject to an application process and credit check fee.
  • Tenant is required to bring their own towels and bed linens.
  • All Mountain Rentals has a linen rental program for a one time nominal charge.
  • Landlord will provide blankets and pillows.
  • Properties are rented furnished including kitchenware and small appliances.
  • Some seasonal rentals include membership to recreation centers or athletic clubs and some you pay additional fees.
