Rental Agreement

 Confirmed Reservations: All Mountain Rentals, LLC will inform all reservations of the details on the check in and check out procedures upon confirmation. Our Office is located at 24 Southmayd Road, Suite 3, 2nd Floor, Campton, NH 03223.

 All reservation confirmations include a fee for the Property Protection Plan, a professional departure cleaning fee, and the 8.5% NH state meals and rentals tax. All reservations are considered confirmed upon receipt of your initial booking deposit required at the time of booking. All fees are mandatory and non-refundable.  There is a 7 day grace period for reservations made more than 45 days before arrival. All Reservations confirmed 45 days prior to arrival are final.

 Payment Schedule Plan: Payments are due on the following schedule for direct bookings

                50% Initial Deposit of total cost due at the Time of Booking

                Final Balance due 30 days prior to arrival

                All Reservations booked less than 30 days from the arrival date are payable in full at the time of booking.

All Mountain Rentals accepts Visa, Master Card, or Discover. We will also accept payment by personal check if 60 days prior to arrival, money order, bank or ACH check.  Balances Due need to be paid in accordance with the terms listed on your reservation confirmation. Failure to make scheduled payments when they are due will result in the automatic cancellation of your reservation. Any refunds due will be paid according to All Mountain Rentals’ cancelation policy as stated below.

Check-In ProceduresCheck-in time is 3 pm at the confirmed location provided by All Mountain Rentals, LLC. We will do our best to accommodate guest requests for early check-in, but we never guarantee any rentals are available prior to 3 pm. If the property is available and tenants would like to check-in before 1 pm, tenants will be charged 1/2 the nightly base rate.  Please contact our office to arrange. A Property Protection Plan is included on all reservations, if you check-in and see any damage at your property, please contact our office immediately so we can apply the PPP to the prior guest.

Check-Out Procedures: Check-out time is 10 am. Please be respectful of the guests coming in behind you. A late departure will result in a $50 fine or an additional days’ rent. Any guests who do not vacate by 12 pm will be charged an additional day rent. All keys must be returned to the dropbox outside our office at 24 Southmayd Rd. in Campton on the day of departure. Lost or stolen keys will result in a $25 Lost Key Fee and will be charged to the guest. Additional check-out procedures will be provided upon arrival.  The property shall be returned to All Mountain Rentals in a generally clean condition. All furniture shall be arranged in its original place, dishes shall be clean and stored accordingly, all bedding shall be left in good order and all used beds shall be stripped and soiled linens and towels piled together in a bathroom for housekeepers to retrieve. Trash must be left in the designated area specified by the instructions left on site by the owner. Please note, that not all trash companies provide service on the day of your arrival/departure. Failure to follow the instructions regarding trash may result in fees charged to the guest. Please contact All Mountain Rentals with any questions or concerns if you are unsure what to do with trash. Any damages must be reported to All Mountain Rentals at the time of departure.  If the property is available on departure day, tenants may request a late check out after 12 pm for 1/2 the Nightly Base Rate.  All Tenants must be out of the property by 6 pm for late check-outs or will be charged an additional day.

Cancelation Policy: Bookings can be canceled 60 days prior to arrival with a full refund less a $75 Processing Fee.   Cancelations within 60 days of arrival will result in the forfeiture of 100% of your refunds with the exception of the departure cleaning cost unless Travel Insurance was accepted at the time of final payment and it will be determined by the Insurance Company.  Please refer to  https://cdn.liverez.com/1/documents/rental-guardian/rental-guardian-ti-why-buy-mountain.pdf for more information on optional Travel Insurance.  If you need to cancel your reservation, please let us know immediately and we will attempt to re-rent your vacation home.  If we are able to do so at the full rental rate, you will be returned all monies paid less $75.00 Processing Fee.  We may be able to re-rent your stay but at a less than full amount of your reservation. Your refund will be prorated to reflect the difference in the lower rental rate.

Cancelation of a guest’s stay by unforeseen circumstances including mechanical failures or acts of nature that prohibit the use of the property is not the responsibility of the owner or All Mountain Rentals.  All Mountain Rentals will attempt to move the guest to a comparable home, accommodating the same number of guests for the duration of the guest’s stay, but we cannot guarantee comparable locations, amenities or homes within the same price range. 

Linens and Towels: Linens and Towels are provided for each property. All Beds will be made upon your arrival and there will be a set of towels for each person the property sleeps. This includes a bath towel, hand towel, and face cloth. If you prefer extra towels, you may rent them through All Mountain Rentals for $5 per one bath set.  Fees include delivery of bath towels. Can be ordered at the time of booking.

Property Protection PlanRather than collect a refundable security deposit from our guests,  A Property Protection Plan (PPP) up to $1500 is included for all of our properties. This protection covers unintentional accidental damages which may occur to the premises during your rental period, subject to exclusions and limitations. Any damages that are not covered under the policy will be the responsibility of the tenant. On rare occasions, a property may require a cash security deposit. Your reservationist will make you aware of such a requirement. Security deposits, if required, will be refunded within 14 days of your departure, subject to final clean/clear property inspection

**Knowledge of any and all damages must be reported to All Mountain Rentals at the time of departure**

Monthly Rentals:  All Reservations 30 nights or more will be responsible for their own trash removal.  If there is not a dumpster onsite, the tenant must get a dump sticker for the appropriate town.  Reservations over 30 days will have a cap on electricity and heat for the average amount which will be determined by the Owner.  Tenants will be responsible for the difference if they go over the pre-determined amount and the credit card on file will be charged the difference.

Occupancy and Overcrowding: All Mountain Rentals advertises a set occupancy for each rental property based on Owner Preferences.  There is no time when overnight guests should exceed the bedding accommodations provided with the home. Overcrowding is a serious situation and is grounds for immediate eviction and a $300 Fine. Please do not jeopardize your family and friends’ vacation by overcrowding. If you need to rent a second home to allow for the extra members in your group, please do so. At no time is tent camping or pop-up campers allowed on any property without the prior consent of the owner.

Day Guests and Gatherings: All Mountain Rentals understands family and friends may want to visit you at your vacation rental. However, be aware that restrictions do apply. First, make sure to follow any rules/restrictions published for the condominium or homeowner association where the rental property is located regarding the maximum number of guests allowed as well as parking restrictions. We will provide you with a copy of those rules when you book your reservation. Second, some owners do not want their property over used and will restrict the number of day guests allowed at the property. Day guests are to respect common courtesy hours and can arrive after 9am and must depart by 9 pm.

At no time are house parties, family reunions, or other large gatherings allowed without prior written consent. This will result to a $500 fine. Please advise your vacation specialist if you wish to host a gathering when you book your reservation.  If it is not possible to accommodate your gathering directly at the rental property we can assist you in securing a facility for your group.

Family Groups Welcome: All of our vacation homes are privately owned. Family groups are preferred. All responsible parties must be AT LEAST 24 years of age and must adhere to the occupancy restrictions as advertised in the listing information. Should a group misrepresent themselves, they will be evicted immediately without a refund and be charged a $300 fine.

Pet Friendly Accommodations: Bring you family pet with you instead of leaving him or her in a lonely kennel while you are enjoying the White Mountains of New Hampshire. There are many homes that welcome your pet for a designated fee. In most of those homes, pets are limited to two domestic, housebroken dogs upon Owner’s approval. There is a non-refundable pet fee for each pet; this fee will be added to your rent and appear on your reservation confirmation. Let us know when making your reservation if your pet is coming along. We will provide you with a pet agreement which must be signed and returned to All Mountain Rentals along with your next scheduled payment. Please abide by the pet rules, which will be in your reservation confirmation materials and in your pre-arrival information. Pets in non-pet homes are strictly prohibited and will result in eviction. Day guests are not allowed to bring their pets regardless of whether the property is pet-friendly or not. If a Pet is at the property that was not confirmed, it will result in a $300 Fine automatically charged to the credit card on file.

Telephones and Cell Phone Coverage: Most properties do not have land lines. If your property does it may have  restrictive dialing which means all long distance calls will automatically ring to an operator (“operator assisted” rates apply ) who will request a method of charge from you (i.e. credit or collect). Please do not attempt to charge any calls to the property. Should you do so, a collection fee of $25.00 plus the cost of the call will be billed to the person whose name appears on the rental confirmation. If cell phone coverage is imperative, please check with your vacation specialist about your specific property.  Cell phone coverage varies in the White Mountains, and not every property has good reception. Verizon Wireless and US Cellular do have the best coverage in this area.  AT&T and Sprint is limited.

High Speed Internet Access: All Mountain Rentals encourages all properties to have some type of high speed internet access. However, in some areas it is simply not available. High speed internet access is noted as an amenity on our website for each specific property. If it is not noted, the property does not have it. All Mountain Rentals can refer you to one of the local internet access locations.  

Property FurnishingsProperties are equipped with TV’s and DVD players at the property owners’ discretion. No refunds will be given due to TV’s or DVD players under repair. However, we will provide a loaner if the home’s only TV or DVD player is out for repair (subject to availability). Properties with multiple TV’s, VCR’s, and DVD players will not be provided with a loaner. Every home is privately owned, and while All Mountain Rentals works diligently to provide the most accurate and up to date information about each property, we are not responsible for errors, omissions, alterations and complete changes to the decor or furnishings of the properties. We do not guarantee the presence of particular items and are not responsible to guests for any changes we were not aware of.

Air ConditioningThe majority of homes listed with All Mountain Rentals do not have air conditioning or have limited access to A/C. New Hampshire weather, in general, does not make having air conditioning a necessity. However, some owners prefer it. If A/C is available in the home you are renting it will be noted in the “Amenities” section of your rental description. It will also note whether or not the house is equipped with central A/C or some other more limited form of A/C. Absolutely no A/C units may be brought into any home. DUE TO THE LIMITATION OF AVAILABLE REPAIR SERVICES AND EQUIPMENT, THERE IS NO GUARANTEE THAT A/C WILL BE REPAIRED QUICKLY IF IT BREAKS DOWN.

 Fully Equipped Kitchens: All kitchens are fully equipped and adequately stocked for everyday meal preparation and serving. You can expect to find the following items for at least the maximum occupancy: coffee maker, toaster or toaster oven, dishes, glasses, coffee mugs, flatware, serving dishes, pots and pans and cooking utensils. Extra kitchen items are provided according to the individual owner’s preferences, not according to the size, location, or price of the home. If you are planning special meal preparations you should bring such items as: blender, food processor, extra large or specialty pots and pans, chef’s knives, specialty cooking utensils, etc. All Mountain Rentals may also rent out any specialty kitchen equipment with prior notice for a fee. No paper products, soaps, detergents, kitchen or dining linens are supplied.

Private Hot Tubs: Some of our homes offer private hot tubs. For week long reservations, a hot tub technician may stop by the home to make any necessary adjustments. Hot tubs are cleaned and tested weekly to provide optimum water quality. If there are any problems with the hot tub including any mechanical, electrical or chemical problem, please call All Mountain Rentals immediately. Do not enter the hot tub until the technician has cleared it for use.  Children under 16 are strongly discouraged from using a Hot Tub. Using the hot tub is at guest’s risk.

Shared Amenities:  Some properties have passes to a shared recreation center.  All Rules and Regulations will be provided at time of booking and must followed by all guest. Failure to do so may result in a fine and restrictive access to the shared facility. All Mountain Rentals is not responsible for any malfunctions, equipment/pool repair and/or unusable amenities by the shared facility and guest will not be issued a refund for any incidents at the shared facility.    

 24 Hour Emergency Services: We strive to make sure you enjoy yourself while vacationing in the White Mountains. We will make every effort to remedy “displeasing” situations and correct any problems you may experience in a timely manner. Please report any inoperative equipment or problems to our office promptly. Please understand that certain emergencies do take precedence. Appliance failures will be corrected as soon as possible. NO REFUNDS will be made for appliance or other mechanical breakdowns during the rental period. For after-hours emergencies, you can call our after hours phone number at 603.960.9413 with (i.e. no water/septic issues/lost keys). This is for emergency maintenance situations only! For medical emergencies, dial 911. For non-emergency situations, please call during office hours or leave a detailed message. You can expect our courteous and professional staff to help remedy these situations; however, refunds will not be issued due to malfunctioning equipment or other guest dissatisfaction.

Federal Fair Housing: AMR complies with all Federal Fair Housing requirements.

Parking Policies: Parking anywhere other than the designated parking provided is prohibited. If damage occurs due to improper parking of vehicles the person whose name appears on the reservation will be held financially responsible for the damage.

Fireplaces/Fire Pits/ FireworksSome of our homes have indoor fireplaces and or wood stoves. In such instances, firewood is not provided by the owner. All Mountain Rentals offers delivery for up to 5 bundles of wood.  Prices provided when making a reservation. Outdoor fires are not allowed unless they are in a specifically designed fire pit and a fire permit has been issued by the fire department to the owner. Firewood is again the responsibility of the guest. All fireworks around homes are prohibited. Smoking is also prohibited inside any of the properties represented by All Mountain Rentals. It is the guest responsibility to safely remove ashes from fireplace. Properties will have an ash bucket and if fire danger is high, please leave in fire bucket till ask is cool.

 Propane/Charcoal GrillsSome properties are outfitted with either a propane or charcoal grill. This will be noted on the property amenity sheet. Per Insurance Rules, grilling may not permitted on decks, porches or close to the property. If applicable, tanks for any propane grill should be at the property. If not, please contact our office immediately and we will arrange to provide a tank to you. Propane tank re-fills are the responsibility of the tenant. All Mountain Rentals provides this service for a $20 delivery fee plus the cost of the propane refill. If guests re-would like to fill a tank, all Mountain Rentals will provide you with the proper places to do so.
It is the guest responsibility to clean the grill after each use. Brushes will be at the property and if not, please let All Mountain Rentals know. There will be a $25.00 charge for any grills that were used and not cleaned properly.

NO Smoking: No smoking is allowed inside the property or within 200 feet of the property.  There is a $500 fine for smoking inside this property.

Noise Ordinance: Your rental property may share common walls or be located in close proximity to other residences. Please keep noise to a minimum, keep dogs from excessive barking and monitor the volume of radios, TV’s, etc. Even if you cannot see your neighbors, they may be able to hear you. There is a noise ordinance which may result in a visit from the local police.

 Ski Apparel:  Please do not bring Ski and Winter Equipment inside the property. Most properties have designated places for your skis and winter equipment. DO NOT wear ski boots inside your rental property. To avoid additional damage to flooring and other areas, your equipment and wet clothing should be stored appropriately. 

 Additional Cleaning: All Mountain Rentals offers additional cleaning services during your stay for a nominal fee. Your vacation home will be clean upon arrival, but if you wish to schedule a Mid-Week Clean, please call us. We will work diligently accommodate your needs.

 Guest Services: All Mountain Rentals rents Pack n Plays, Fans, extra coffee makers and several other items. We will delivered to the property prior to your arrival and retrieve on the day of departure for a fee shown on your reservation.   If there is something you’d like us to deliver and it’s not on our list, please call us and we will do our best to meet your needs!!

 Reserving for next year: All Mountain Rentals can book your vacation one full year in advance! You have FIRST RIGHTS to reserve the property you stay in this year, for the same time frame next year. You will receive $30 off if you book at time of departure. While you have first option to book the same property for the same dates, you must confirm this with us on your departure date. After your departure, the property will become available to the general public for booking. If you wish to reserve a different home, please check with All Mountain Rentals for rates and availability.
